Understanding Asbestos in Delaware, Ohio's Commercial Environments

Asbestos Awareness: Strategies for Safe Commercial Environments in Delaware, Ohio

Asbestos, once hailed for its fire-resistant properties and versatility, now stands as a silent threat lurking in many commercial buildings across Delaware, Ohio. Found in various construction materials such as insulation, flooring, ceiling tiles, and roofing, asbestos poses significant health risks when disturbed. The fibers released into the air during renovations, repairs, or demolition activities can be inhaled, leading to serious respiratory conditions, including lung cancer, mesothelioma, and asbestosis. As such, the presence of asbestos in commercial environments demands careful attention and proactive management to ensure the safety and well-being of building occupants and workers.

In Delaware, Ohio, the regulation and management of asbestos in commercial buildings are governed by state and federal laws, including the Ohio Asbestos Hazard Abatement Rules (OAC 3745-20) and the Environmental Protection Agency's (EPA) Asbestos Hazard Emergency Response Act (AHERA). These regulations require commercial property owners to conduct thorough asbestos inspections and assessments to identify any asbestos-containing materials (ACMs) present in their buildings. Furthermore, property owners are obligated to develop and implement comprehensive asbestos management plans to minimize the risk of exposure and ensure compliance with regulatory requirements.

While the mere presence of asbestos in commercial buildings may not pose an immediate threat, the potential for disturbance during routine maintenance, renovations, or unforeseen events necessitates proactive measures to mitigate the risks. As such, regular asbestos inspections and monitoring are essential components of an effective asbestos management strategy. By partnering with certified asbestos inspectors and abatement professionals, commercial property owners in Delaware can assess the condition of ACMs, implement appropriate control measures, and develop response plans for handling asbestos-related emergencies.

In addition to regulatory compliance and risk mitigation, addressing asbestos in commercial environments requires a commitment to transparency, communication, and education. Employers have a legal and moral obligation to inform employees and building occupants about the presence of asbestos, the associated health risks, and the measures in place to protect their safety. Furthermore, ongoing training and awareness programs can empower workers to identify potential asbestos hazards and report concerns promptly, fostering a culture of accountability and safety within the workplace.

In conclusion, asbestos remains a significant concern in commercial environments in Delaware, Ohio, and proactive management is crucial to safeguarding the health and well-being of building occupants and workers. By adhering to regulatory requirements, conducting thorough inspections, implementing control measures, and fostering a culture of safety and awareness, commercial property owners can effectively mitigate the risks associated with asbestos exposure and create safer, healthier workplaces for all.

Hire a Professional EPA Asbestos Inspector with Home & Commercial Inspections

Get the best asbestos inspections in Columbus, Ohio! Asbestos sampling is not a DIY procedure. If you suspect you have asbestos in your Ohio home or commercial property, contract a professional EPA Asbestos Inspector through Home & Commercial Inspections to ensure safe, secure, and accurate results.

Our third-party inspectors follow the Ohio Administrative Code (OAC) 3745-20, which contains regulations for controlling asbestos emissions from demolition and renovation projects. They hold a current asbestos handling license and are independent of other parties, such as the abatement contractor.

We also advise you do not hire the air monitoring firm recommended by the abatement contractor to avoid any compromises during inspection.

Note that we are a testing company only, with no conflicts of interest. You can count on our thorough, honest, and nonbiased opinions and results.

What Does an Inspection Involve?

Our EPA Asbestos Inspectors visit single-family homes in Columbus, Ohio, as well as multi-family dwellings, residential rentals, and commercial buildings. We conduct a thorough visual inspection of the area to assess the situation, collect samples of suspicious materials for laboratory testing, and recommend what needs to be done.

Asbestos Inspectors can check that the contractor chosen to resolve the issue follows required methods, including thorough clean up, and can monitor the air to ensure that asbestos fibers do not rise if repair or removal of asbestos materials is selected.

If asbestos is discovered, our EPA Asbestos Inspector will write a report outlining the location and amount of the damage, as well as recommendations for removal or prevention. After the repair, we may undertake further inspections to ensure the area has been thoroughly cleaned. Be sure to schedule your asbestos inspections in Columbus, Ohio, now!

Our Residential and Commercial Inspections and Surveys

Asbestos is regulated by the State of Ohio, the US EPA, and OSHA. Because it is a significant risk to human health, it is considered a “hazardous air pollutant.” This is why we suggest you schedule an asbestos inspections in Columbus, Ohio if you suspect a presence in your facility.

To ensure safety in your home or commercial property, we cover all aspects of asbestos survey and testing:

  • Pre-Renovation Asbestos Surveys
  • Pre-Mold Remediation Surveys
  • Pre-Demolition Surveys
  • Asbestos Operations & Maintenance Plans
  • Building Material Testing
  • Asbestos Abatement Project Design
  • Asbestos Abatement Project Air Monitoring
  • Asbestos Abatement Project Consulting

AHERA Survey

Our surveys are fully certified by the Asbestos Hazard Emergency Response Act (AHERA) and are compliant with the Occupational Safety and Health Administration (OSHA) and the National Emission Standards for Hazardous Air Pollutants (NESHAPS).

AHERA was created to safeguard students, teachers, and other school employees by implementing protocols and processes for dealing with asbestos in school buildings.

If you are going to demolish a building, you need to have a full AHERA demolition survey undertaken before any work commences. An AHERA survey examines materials throughout the structure, noting their location and composition, and determining if asbestos is present and, if so, whether it is crumbling or decomposing, posing a risk to occupants and workers.

If you are remodeling or renovating, we recommend testing materials that may be disturbed during the building process. Any structure that isn’t made of wood, glass, or metal should be checked for common asbestos-containing materials (ACMs), such as popcorn ceilings, roofing, plaster or drywall, and vinyl floors. Any friable ACMs must be abated before remodeling can start.

What is Asbestos?

Asbestos is a naturally occurring fibrous silicate material. There are six different kinds, all made up of long, thin fibrous crystals with numerous tiny “fibrils” that can be released into the environment by abrasion and other processes.

Where is Asbestos Found?

Because asbestos fibers are extremely strong and heat resistant, they are frequently used in insulation and fire-retardant materials. Shingles, tiles, paper goods, asbestos cement, clutch, brake, and transmission components, heat-resistant fabrics, packaging, gaskets, and coatings are among other building materials manufactured from asbestos.

Air sampling determines the presence of asbestos fibers in each location. As well as uncovering whether the air in a particular location contains asbestos fibers, sampling can evaluate how successfully or poorly an asbestos removal effort is progressing. It's critical to keep asbestos fiber counts as low as possible during an asbestos removal operation to avoid potential exposure to workers and building occupants, as well as to establish if the work area is safe to reoccupy.

Methods of Air Sampling Analysis

Air samples containing asbestos fibers are analyzed using two methods: Phase Contrast Microscopy (PCM) and Transmission Electron Microscopy (TEM).

While the most common analysis method is PCM, which is substantially less expensive than TEM and with a faster turnaround time, A PCM analysis can only count fibers—it cannot definitively identify them as asbestos. Fibers with a specified width-to-length ratio are assumed to be asbestos and assessed accordingly.

TEM, on the other hand, uses a higher magnification, detecting tiny fibers and allowing the technician to positively identify them as asbestos, and this method is preferred for the most reliable asbestos inspection results. TEM analysis is more expensive than PCM, but its accuracy and added benefits make it an unbeatable choice for a trusted and reliable asbestos inspection service.

PCM is commonly used for routine air analysis; however, it is not recommended for asbestos testing since it cannot consistently distinguish asbestos fibers from other types of fibers in the air. Furthermore, PCM analysis does not count small fibers and is unable to detect thin asbestos fibers, which are common when asbestos materials are disturbed.

Is Air Quality Sampling Necessary?

It can be a tremendous task to ensure quality air circulates within and around buildings, especially in highly populated areas. But indoor air quality is vital in keeping people healthy; thus, figuring out the best methods to avoid and manage potential sources of poor-quality air is an important and worthwhile challenge.

We are not immune to changes in interior air quality, which can be affected by chemical air pollutants, automobile emissions, and live organisms such as mold and bugs.

Polluted air can affect our health and trigger symptoms such as fatigue, allergies, headaches, eye, nose, and throat irritation, and dizziness and other serious conditions such as asthma, heart disease, cancer, and other degenerative health conditions. Some pollutants, such as carbon monoxide, can obstruct respiratory function and can kill at high quantities.

Best 5 star asbestos inspector in Columbus, OH

Great company and highly recommend for inspection needs. Greg completed my inspection thoroughly and also educated me as a first time home buyer. Not only did he perform his job well but he went above and beyond to ensure I had the proper knowledge of all items throughout the house. I know I will always work with the company and specifically request Greg for future inspections.

Profession and best asbestos inspector in Columbus, OH

I have to start saying that 5 stars are not enough to tell you that this is the best decision I had taken in a long time. First of all this is my very first house owned with my husband, we have done sacrifices to buy our house, and as everything, we decided to have it inspected since we had zero experience at this matter, so we went into Mr. Google to check the best option and we found James and his team in LLC home & commercial inspections, they were so understanding and made us feel so comfortable asking even the littlest things and telling us little by little all the things we needed to know about our new experience, James is such a great person and is almost like your very own teacher, he explain everything patiently and makes you feel like you are already home, he is so professional and at the same time very welcoming and cozy, also his report came so fast that Took me by surprise when arrived next day in the morning, for real they are the best, and you should think about going anywhere else, I thank my intuition that we went on the best hands. Thank you James!!!

Recommended 5 Star asbestos inspector in Columbus, OH

Inspections, LLC. I had the opportunity to work with both Matthew and Greg on the residential side. Both inspectors were an absolute wealth of knowledge, and you can tell just by talking to them that they really enjoy their work. What impressed me most and where I feel these guys go above and beyond, is when they took the time to explain - in a very conversational and easy to understand way - simple maintenance tasks to help us get the most life out of every mechanical in the house, from the HVAC to the garage door opener. My only regret is that we didn't use them for the previous 3 house purchases. Seriously, at the time I'm writing this they have  a 5.0 star rating. Call them.

Well, there's a reason there are so many 5 star reviews. Matt was my inspector, super professional and knowledgeable young man. Took his time and was very thorough and also didn't get annoyed as I followed him around and asked him 1,000 annoying questions. Report came back same day and was excellent. Great value, easy communication and scheduling. Top notch company.

Exceeded expectations! Best asbestos inspector in Columbus, OH

James performed an inspection on a home we are in contract to purchase. He did a very thorough job but also spent time explaining any concerns he saw and what I could do to make improvements. He also took the time to show me how to operate the heat pump heating system as I have never owned one before. Overall, it was as great experience and they exceeded expectations.
